• Preparation of a written report containing an estimated market value range and the methodology and reasoning behind it

Our reports represent an informed technical opinion on market value. They are prepared for private decision-making purposes only and are not legally binding valuations of any kind.

3. Important Limitations — Nature of the Service

You must understand and accept the following limitations before engaging our service:

• Keen Sparked is not a registered judicial appraiser (tasador judicial matriculado) under Paraguayan law.
• Our reports do not constitute official appraisals (avalúos judiciales) and have no legal validity.
• Our reports cannot be used for mortgage applications, bank valuations, court proceedings, inheritance settlements, government valuations, or any other official legal purpose requiring a certified appraisal.
• Our estimated value range reflects market conditions at the time of the assessment and may change as market conditions evolve.
• The actual sale or rental price achieved may differ from the estimated range in our report, depending on negotiation, market timing, and other factors outside our control.
• We do not guarantee any particular outcome from the use of our report.

4. Use of the Website

You agree to use this website only for lawful purposes and in a manner that does not infringe the rights of others. You must not:

• Use the website in any way that violates applicable Paraguayan laws or regulations
• Transmit any unsolicited or unauthorized advertising or promotional material
